Rates:
Nightly high season rate is $425.00 with a 4 to 7 night minimum depending on the season, the 7 night weekly rate is $2975.00, holidays included. Off season rate is $399.00 per night for the months of April, May and September, 7 night weekly rate $2,793.00. Rates are subject to change until confirmed. Iron Man week rate is $525 per night. All rates are subject to 14.962% State of Hawaii tax plus 3% County of Hawaii transient accommodation tax, we require a $500.00 refundable damage deposit and the departing housekeeping fee is $360.00. We have a Queen sized air mattress to accommodate larger families which we offer for a one time fee of $50.  We also have a crib for families traveling with young children for a one time fee of $75.

Check-In: No earlier than 4pm on the day and date indicated on the rental agreement. Early check-in may be permitted if the house is ready, and must be pre-arranged with landlord. The additional fees for early check-in are $50 for 2pm check-in, $110 for 12 pm check-in, $220 for 10 am check-in.

Check-Out details and information: Tenant must and agrees to vacate the premises no later than 11am on check out day. Tenant's security deposit will be jeopordized if you do not vacate the premises by 11am unless otherwise agreed to in writing. Late check-out may be permitted if there is no new tenant arriving the same day. Late check-out must be pre-arranged with Landlord. The additional fees for late check-out is $150 if checking out between 11:00 am and 7:00 pm.

Air-Conditioning:
Optional remote controlled air-conditioning, each room has it's own unit so you can adjust to individual comfort levels.  Use of AC is a $25.00 per day fee.  Please let us know when booking if you would like to use it.

Policies:
We require 25% of the total amount within 2 days after booking to confirm. The remaining balance is due 60 days prior to arrival. Cancellation must also me done no later than 60 days prior to arrival  for a full refund. If a cancellation is made after that date, we will not be able to refund the deposit unless it is re-booked. No smoking, this includes but not limited to tabbaco, vaping and cannabis.

Good Neighbor Policy:
(a) Quiet hours shall be from 9:00 p.m. to 8:00 a.m., during which time the noise from the Short Term Vacation Rental (STVR) shall not unreasonably disturb adjacent neighbors.

(b) Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.

(c) Guest vehicles shall be parked in the designated parking area.

(d) The STVR shall not be used for commercial purposes
